Our Three Phases to Property Management
Phase 1: Initial Meeting & Pre-Tanancy
Rental Property Appraisal & Consultation

Property Listings and Viewings
From listing the property to open home viewings, our experience and expertise in the Hamilton market will make it as effective and efficient as possible. Ask us about this low service fee and you'll be surprised how competitive it is.
Tenant Screening
We review every applicant inquiry & messages that come in from the platforms we use from dawn to dusk. From that pool of applications we select prospective tenants to conduct reference check, background check, and credit check. We will work together to finding you the ideal tenant.
Tenancy Agreement & Pre-Tenancy Inspection
Once we find the ideal tenant, the next important step is completing the Tenancy Agreement for sign-off and the vital detailed pre-tenancy inspection report. All will be carried out according to the Residential Tenancies Act 1986. A daunting but very crucial step.
Phase 2: During Tenancy
Rent Collection and Monitoring
All tenants are required to pay on time. We do this by tracking rent payments every day and follow up on any missed payments. No payment means we will immediately take action when necessary. All landlord monies are held separately in a Trust Account. Rental payments to landlord are made twice on the 1st and 15th of each month (delays may occur on days which fall on public holidays or weekends).
Routine Property Inspections
Your investment property is as valuable to you as it is to us that is why we will regularly inspect the property every three months (or more frequently if necessary) to ensure the tenants are caring for the property. Any damages or issues will be reported to the landlord to ensure the property is in optimal rental condition. Should any repairs and maintenance arise we have a network of reliable and trustworthy tradesmen/contractors at competitive rates. All work will be documented.
Disputes & Tribunal Mediation
Should any disputes arise, we strive to handle the process in a professional manner and come to a resolution that is fair to all parties involved. Tribunal mediation and hearings are the next step, however, we are proud to say that this step is a rarity for us as we aim to resolve any issues internally in a prompt manner. We have satisfactorily handled and resolved many Tribunal related cases for Landlords prior to coming on board with us so if you have any issues please contact us.
Financial Statement Reporting
Landlords will be provided with monthly financial reports and a final annual report showing rental income and expenses. Copies of receipts and invoices for repairs and maintenance work involved will be provided.
Phase 3: End of Tenancy & New Tenancy
End of Tenancy
We will handle the entire process when it comes to ending a tenancy - from written notice, bond refund to the important final inspection. From there we discuss with you any issues (should there be any) to be resolved prior to releasing the bond.
New Tenancy
With your consent, will will immediately relist the property on the market to keep the vacancy period of the property to a minimum.We will work with you to find the next tenant and repeat the process otherwise, like many of our existing clients, you can entrust us to do the entire process for you, effortlessly.
